If you are interested in a vacation home where you can feel like you are part of a community rather than in a transient resort, Waikoloa Village is for you. The “Village” is the fastest growing residential area on the Big Island, located conveniently close to the beaches and the Kohala coast resorts such as Mauna Lani, Mauna Kea and Waikoloa Beach. The population of the Village is approaching 10,000, and the Village is home to schools, churches, a dedicated shopping/restaurant area and recreation facilities. At an elevation of 800 to 900 feet, the Waikoloa Village climate is more temperate than the properties along the coast. A combination of full-time residents and part-year snowbirds give the Village a diverse culture, and the scenery and views are impressive. As the Village is more of a residential area as opposed to a resort, home prices tend to be more reasonable, and you can find everything from one-bedroom condos to million-dollar houses. The real estate offerings include both resales and some new construction.
A significant amenity at Waikoloa Village is the Waikoloa Community Association. Membership is required, but it only costs less than $100 per month. In return, you get access to the amenities that membership. The Waikoloa Community Association offers a newly renovated community swimming pool (no fee), tennis and pickleball courts (no fee), the Robert Trent Jones Jr. designed Waikoloa Village 18-hole golf course (open to the public with reduced rates for members), banquet rooms and community room with a full kitchen (available on a rental basis), and even stables for those interested in boarding a horse.
A significant new development for Waikoloa Village is a new shopping center where stores and restaurants will be opening in 2022. A hotel is also planned for the development.
Homes and condos for sale in Waikoloa Village are very affordable, and popular with local families and singles. Most development has been recent as this up and coming area continues to grow. There are new areas being offered, including "Sunset Ridge" where new building homes are going in.
